Lake Macquarie sits at the junction of the Sydney basin and the Hunter Valley agricultural region. The western fringes of the area carry genuine rural land — small-scale beef and sheep operations, equine and hobby farms, and rural residential holdings. The agricultural footprint is lighter than the Upper Hunter, but operators here face the same financing challenges as their larger counterparts: mainstream banks do not understand rural land, and retail mortgage lenders will not touch it.
